Who we are

Grid Maintenance is a building and maintenance contractor based at Williamstown in Melbourne's inner west. Our building works are delivered under the Building and Plumbing Commission registration of George Iliopoulos, registered as a domestic builder (unlimited) since 1999 and as a commercial builder (limited) for structural fit-out and low-rise construction work. All trades work is delivered with compliance certification.

Across the team we hold 70 years of combined experience in the building industry: residential construction, commercial fitout and maintenance. That experience is why our quoting is itemised the way it is: we have all seen what happens when a maintenance contractor prices a job from a phone description, finds the real condition on arrival, and then has to have an uncomfortable conversation about money halfway through.

Why maintenance, specifically

The usual experience

Maintenance and make-good work is often handled by contractors who would rather be doing new builds, and it shows: slow quoting, unreliable attendance, and invoices that do not match what was agreed. Housing providers end up managing the contractor instead of managing their portfolio.

How Grid is set up

Grid is set up the other way around. Our systems, our rate schedule and our documentation are built for high-volume, repeatable, well-evidenced maintenance work across a portfolio, not adapted from a construction business that also takes small jobs when things are quiet.

What we value

  • Reliability over craft talk. Turning up when we said we would, and finishing when we said we would, matters more to your portfolio than how much we love the trade.
  • Transparency by default. Published rates, itemised quotes, separated scopes, and cost build-ups available on request.
  • Compliance as a baseline, not a selling point. Current insurance, issued certificates and compliance documentation are the minimum standard, not an achievement.
  • Respect for residents. We are working in people's homes. Conduct in an occupied property is part of the job, not a courtesy.
  • Accountability for the finished result. One builder responsible for every trade on the job, and a 90-day defects liability period behind it.

Where we work

Victoria-wide. Core coverage is metropolitan Melbourne, where most of the state's community housing stock sits, and we travel to regional Victoria (Geelong, Ballarat, Bendigo, the Latrobe Valley and beyond) for programmed works and portfolio bundles.

Williamstown sits on the western side of the bay with direct access to the West Gate Freeway and CityLink, which is what makes coverage of both the inner west and the inner north and east practical from a single base.
